We are paid on a simple ‘retainer and results’ basis. We are not affiliated to any estate agencies, mortgage companies, or any other organisation. We are truly independent and work only for your benefit therefore you are our only source of income. In the event that we might be offered payments from third parties introduced to our clients, this will be declared and discussed in advance. We are strongly motivated by saving our clients’ money. In fact our fee structure benefits us if we achieve a reduction in purchase price. This method may well mean that our clients access our services for nothing and achieve a reduction in property purchase price! Please note that the fee structure applying to a particular commission will depend upon a number of factors relating to the needs of the client but in the simplest case, the fees charged will be as shown below.
Our success fees are: The greater of either (a) our commission (see below) OR (b) a success fee of 15% of the negotiated saving we achieve on the asking price for any property we introduce to you. The success fee or commission will show a rebate to reflect the registration and search deposit paid.
The registration and search deposit is £750.00
Commission would be 1.5% of the asking price of the property
Generally speaking, property in this price range demands a heightened amount of effort on our part, hence the higer deposit.
